Preparing for a House Viewing when you Have Kids

August 26, 2025

If you have kids, then you will know how chaotic the house can be at times. You may feel as though you need your home to look its best, but at the same time, you also need to try to keep everyone sane. Balancing the two can be a challenge, but there are some things you can do to make your life easier.

Declutter

One of the main things you need to do is try and declutter. Box up anything your kids haven’t used or played with in the last six months, and store it in a box out of sight. This will give you a head start on packing, and it will also make your rooms feel bigger. If you have kids who want to play with toys, the second you try and put them in storage, then rotate them over time, so you can keep your home clear without taking it away from your kids.

Artwork and posters should also be taken down if you can. Although things like this can be sentimental, your buyer needs to be able to picture their own family living there. A few neutral decorations can be useful, but do put the rest in storage. One smart tip, if you need to clear up quickly, is to have a large laundry basket in one of the rooms. If you have an unexpected viewer, you can throw everything into the laundry basket, and it will never look out of place. You can hide it in plain sight, too, which is a win-win.

Neutralise Decor

In the bedrooms, it’s a good idea to try and keep your bedding simple. Limit your themed decor, and if your kids have personalised name signs on their door, remove them. Tidy everything up into multi-purpose rooms if you can. If you have play equipment, like trampolines or play equipment, you probably can’t get rid of this, so at least make sure that your lawn is tidy and that your equipment is nice and clean. Believe it or not, things like this can be a major selling point for families. If you’re worried that your home layout and style don’t appeal to a majority audience, then this is an understandable concern.

If you want to avoid this, one thing you can do is look into cash for houses. This way, you can sell your house quickly, without the stress of setting your home up for a viewing. You can also avoid a property chain while saving money, knowing that you won’t have to pay hidden fees. As you’ll keep the entire sale price, it’s a great way for you to push ahead and speed up the process, especially if you have a property you have your eyes on.

If you do still want to have viewings, then it’s also a good idea for you to get the kids out on viewing day. Arrange for the grandparents to take them to the park or take them for a quick drive while the estate agent comes round. This way, you can remove distractions for the buyers, and it stops the kids from overhearing conversations about the move that may result in more questions or anxiety.
